Welcome Home

Carlton Landing is made up of a number of diverse and unique “pocket neighborhoods,” each with distinctive features such as a courtyard, common garden or park; designed to promote a sense of community.

Whether exploring the town on bike or foot, it’s easy to feel as if you’ve stepped back in time with the simplicity of community living, where neighbors are friends and sitting on the front porch is as natural as breathing.

Guide to Carlton Landing Neighborhoods

  • The Bend Neighborhood

    The Bend

    Nestled along Ridgeline Road, this 6-house neighborhood is a mix of structural masonry and stick framed homes with the perfect blend of private and public spaces. The park and communal area are privately shared by the home owners of the Bend.

  • The Burroughs Neighborhood

    The Borough

    A pocket neighborhood of small structural masonry cottages. The park and fire pit are are privately shared by the homeowners of the Borough

  • Firefly Park neighborhood

    Firefly Park

    Firefly Park is the neighborhood that sits around beautiful Firefly Park Surrounded by cottage lots, Firelfy Park is a tree-lined open space that can accommodate a large gathering, pick-up football game, or just tossing around a Frisbee with friends. In the event of a medical emergency, the park also serves as a helicopter-landing site.

  • Redbud Park at Carlton Landing

    Redbud Park

    This “U” shaped park is surrounded by beautiful homes and mature trees.  This park is a favorite place to hang a hammock to relax or take your family out for a picnic.

  • Pistache Park in winter

    Pistache Park

    A neighborhood with a central park that has lots of entertainment for the whole family. With hammocks for lounging, play equipment for youngsters and a quaint firepit for kicking back. Located near Lower Greenway and Tower Court Pool.

  • Lower Greenway Park

    Lower Greenway Park

    A long linear landscaped park located along Lower Greenway directly adjacent to the bocce ball courts.

  • Town Green & Swim Beach

    The Town Green & Swim Beach

    The Town Green is located on Water Street and overlooks the lake and encompasses the town swim beach. With easy access to the food truck court and the marina, the Town Green is a favorite place to relax.

    The Bluffs

    Situated on the shores of Lake Eufaula, The Bluffs at Carlton Landing is a lakefront residential enclave that offers panoramic views of Lake Eufaula, all with easy access to the amenities of Carlton Landing.

  • Crossings Neighborhood

    Crossings District

    As the name implies, the Crossings District is located at the center of the action in town. Now located close to the Swim Beach, food truck park and other eateries, the Crossings will sit along Carlton Landing’s main commercial hub as it grows and will continue to be a bustling part of the community.

    Boardwalk & Upper Boardwalk

    The classic boardwalk with front porches lining up an authentic wooden boardwalk. A stroll through this neighborhood has the tendency to transport you to the coast and slow down a bit. One end of the boardwalk leads to our Boulevard Pool and further up to Bocce Ball Court while the other leads down to our Pop Up Shops and further on to the Town Green and Swim Beach.

  • Crossings Neighborhood

    Park Street

    A unique street that leads down to our Welcome Center and access to Lake Eufaula via our swim beach and boat docks. Strolling down this street, visitors may notice that all of the homes are outfitted in brick, with a range of single family homes to condos and the Carlton Landing Residence Club.

  • Parks and pools at Carlton Landing

    Tower Court

    This cozy stretch of homes leads straight to Tower Court Pool and is a hop over to Redbud park.
